What is a real estate broker?
According to Clause 2, Article 3 of the Law on Real Estate Business 2014, a real estate broker is a person who acts as an intermediary for parties in transactions of buying, selling, transferring, leasing, subleasing or leasing-purchasing real estate.
Brokers are an important factor in the real estate business because thanks to them, real estate transactions become more convenient and faster. Therefore, they are the ones who help buyers choose a house that suits their finances and living needs; help investors sell at the best price, and also support customers in administrative procedures in real estate transactions.
Initially, the real estate brokerage profession in Vietnam was spontaneous and was misunderstood as the land broker profession, so this profession was not respected. If land brokers are people who use tricks to do business, real estate brokers use professional knowledge of real estate, vision and ability to evaluate the market to be able to best advise their customers.
Difficulties in being a real estate broker
It is difficult to find a leader with both heart and vision.
The first difficulty of the real estate brokerage profession is that it is difficult to find a mentor. One experience that I have learned is that to start a real estate brokerage profession, having a teacher, a boss, a friend to guide us is a lucky thing for you. Having a teacher, a friend, a boss with a heart and vision will determine our career orientation.
A person with a heart and vision and a thorough understanding of the real estate industry will help you have an overall picture of the brokerage profession, help you orient your segment, your path and inspire your enthusiasm. So first you must try to find such a person to guide you.
When starting a real estate brokerage job at a new company, in a new environment, I advise you to find someone who is good at the job and willing to share, friendly... stick with them to learn and be taught.
Meet bad real estate broker, sabotage
Many times when you run Google Ads, FB Ads, other people click to destroy, because every click to see is losing money, so there will be people who destroy you, they just type in the name of the project in Google search, then click on the first links, which are the links running ads, to waste money playing. Or when you have many customers, are busy, ask your colleagues to help you, take you to see the project, but your colleagues quietly sell it without telling you, without sharing.
So you have to choose carefully to entrust your gold. If you do it for a long time, you will have experience in judging people, judging their personalities. And those people, they can only deceive you once, I never give customers a second time.
Work pressure is very high
When you decide to enter the real estate sales field, you need to understand that the work pressure in this field is really great. Reality has proven that many young people who have just started working for 2-3 weeks have had to quit their jobs because they could not stand the pressure.
Specifically, for real estate brokerage work, you must accept making regular calls from 100 to 200 calls per day and you will almost never have days off or weekends. The nature of this job is continuous, taking advantage of any time that customers have time, so real estate brokers must work on holidays and overtime.
Difficulty in selling products
Not everyone has a beautiful, luxurious apartment with a nice view or any of the perfect factors to help you have “wonderful” products. There will also be bad views, high prices, located in corners,…
But remember that no apartment is bad, it depends on how you introduce, advise and who your customers are. Remember that choosing the right customer for the product is a factor that helps you solve the problem in a flash. However, you also need to consider your own capacity and experience to choose the right apartment for you.
Pressure from sales targets and customers
For traditional real estate brokerage floors, with targets and KPIs, brokers will have pressures, such as how many phone calls to make each day, how many customers are willing to listen, having to make appointments with 5 customers to see the property at the end of the week, having to have 3 customers book at the end of the month, having to have 1 transaction within 2 months... and also pressure from customers, there are customers who have many requests but... are a bit unreasonable.
Financial difficulties
The characteristic of the real estate profession is that the commission comes back quite slowly, from 1 to 2 months quickly, from 1 to 2 years slowly. Meanwhile, most of the young people who are new to the real estate profession are fresh graduates, some people from other industries do not find it stable so they switch to real estate in the hope of earning a lot of money, but like that, they do not have financial savings, so at first they will encounter many difficulties in paying for daily living expenses and advertising investment costs.
It can be said that the real estate environment is very easy to enter but very difficult to stick with and succeed in the profession. Therefore, when you really want to stick with the profession and succeed early, you must strive to learn, improve soft skills and persistently pursue the profession.
