To become a professional real estate broker, each person needs to equip themselves with the necessary skills and knowledge. Below are the difficulties that AHS has listed, you may encounter if you choose to follow this career, let's follow.
Not understanding the customer and the project being sold
Hearing this difficulty seems absurd because being a real estate broker without understanding the project and your customers, how can you complete the job? But in reality, this still happens frequently in the real estate industry.
Not understanding customers here means not understanding customer psychology, not knowing what customers need, what they want or what difficulties they have that need to be solved or advised.
The broker makes the client question himself, spinning himself in the tangle that the client created. As a result, the client cannot find a solution from the broker and is forced to find another broker.
Not understanding the project being sold means that the broker does not understand what segment the project belongs to, what amenities it has, what geographical location it has, what outstanding advantages it has... This lack of knowledge makes the consulting process difficult, and certainly this is the reason why your customers leave.
High work pressure
When deciding to enter the real estate brokerage field, you must understand that this is really a job with a lot of pressure, many young people have to give up because they cannot stand the pressure. The nature of real estate brokerage work is continuous, so every day you have to accept making more than 100 phone calls and you will almost never have holidays or weekends.
You must know how to make the most of your customers' free time at any time and always be available immediately when customers need to be able to advise and answer questions for customers.
Besides, the difficulty of the real estate brokerage profession that makes many people afraid is having to regularly take customers to consult about the project, see the house, go to deposit... Especially, there are projects far from home, the customers are foreigners, the real estate broker also needs to take customers to see the reality and "hardly" consult...
It is difficult to find a leader with both heart and vision.
The first difficulty of the real estate brokerage profession is that it is difficult to find a mentor. One experience that I have learned is that to start a real estate brokerage profession, having a teacher, a boss, a friend to guide us is a lucky thing for you. Having a teacher, a friend, a boss with a heart and vision will determine our career orientation.
A person who has a heart and a vision and understands the real estate industry will help you have an overall picture of the brokerage profession, help you orient your segment, your path and inspire your enthusiasm. So first you have to try to find such a person to lead you. When starting a real estate brokerage job at a new company, in a new environment, I advise you to find someone who is good at the profession and willing to share, be friendly... stick with them to learn and be taught.
Lack of knowledge and skills
Lack of knowledge and skills is something that most newbies often encounter. This is considered the biggest difficulty of the real estate brokerage profession, making it easy for them to lose customers.
When working, brokers often get caught up in the work of finding customers, selling, closing deals... and forget to constantly update their knowledge and skills. You need to improve your knowledge of your field, knowledge of feng shui... or some skills in communication, customer behavior, consulting skills, phone skills, customer approach... to be able to advise customers in a more engaging way.
Building relationships
In Vietnam, real estate transactions are often based on relationships and trust. Therefore, if you are a young person who has just graduated, it is extremely difficult to build a network of relationships.
Financial difficulties
Another difficulty of the real estate brokerage profession is financial difficulty. To be able to sell products, there is no other way but to increase investment in advertising so that customers know about the project, and at the same time build your own reputation.
In addition, you also need a lot of money to invest in clothes, receptions, etc. every time you need to meet customers outside. For those new to real estate, the average time is 3-5 months before you have your first transaction. Therefore, you need to prepare yourself enough money to live during that time.
Difficulties in selling projects
For most real estate projects (Novaworld Phan Thiet, Nova World Ho Tram, or high-end segments such as Grand Marina Saigon of Masteri, Victoria village of Novaland, Metropole, Empires City, Vinhomes District 9 Vinhomes Ocean park, Vinhomes Smart City... and an investor that is rarely mentioned in the Southern market is Sungroup: famous for 2 projects Sun Ha Long and Sun Phu Quoc...), at the time of first release, the beautiful apartments and the good-priced apartments are the ones that will sell quickly and out first, while the remaining apartments with high prices and bad views will be harder to sell.
For experienced brokers, this is not a big deal because they understand the psychology and needs of customers to be able to guide them to the right apartment.
These are just a few of the challenges that a real estate broker must face if they want to survive in the industry. A good broker always keeps himself updated with all the changes that are happening in real estate.
A real estate broker is like a relative who accompanies and develops with the client. Choosing the right broker is very important. Clients should think carefully about the person they choose to accompany, see if they meet the above needs.
